Due Diligence

Phase I

PennJersey conducts  Phase I Environmental Site Assessments in conformance with the American Society for Testing and Materials Standard Practice for Environmental Site Assessments (ASTM E1527-21). That is to say, we’re licensed and qualified to conduct your environmental due diligence for all real estate transactions. We know all the necessary standards and practices in place. We know how to determine the presence or absence of Recognized Environmental Conditions (RECs). And with three LSRPs and Professional Geologists, we know how to do it while saving you money in the future.

Phase II

Once Phase I has been expertly handled, we commence Phase II. Based on the Phase I findings, we conduct tests that include but are not limited to: collecting soil and groundwater samples, tank testing, and drilling. The results of these tests are then used to make professional recommendations on the best next steps for your projects. At PennJersey, our LSRPs, Professional Geologists, and scientific teams conduct their work with the utmost integrity and the highest standards.

Preliminary Assessments are the first steps in understanding your consulting needs. We evaluate your property for any potential areas of concern that may have impacted soil, groundwater, surface water or vapors, along with any corresponding liabilities that may arise.
Our focus during the preliminary assessment process is to protect you from potential liability. Once we know the potential problems, we tell you exactly what needs to get done to remove any pain points down the road.

In New Jersey, PennJersey employs four Licensed Site Remediation Professionals (LSRPs) with the ability to exercise their professional judgment within the regulatory framework set by the Department of Environmental Protection (DEP). An LSRP also has the unique ability to issue final remediation documents.
